If your manager leaves, we tell you the same day

You get the name and number of the person taking over, and a call from them the same day. A promise built on one named person has to survive that person moving on.

Questions people actually ask

Do I have to give you exclusive rights?

Yes, for the period stated in your mandate. We spend real money on photos, visits and paperwork before earning anything, and a manager cannot promise accountability for a property five brokers are also showing.

What if I find a tenant myself?

Tell your manager and we step back — no fee, no argument. If you'd like us to still handle the agreement and registration, that's a separate paperwork-only fee your manager will quote you first.

Is the price you quote negotiable?

The asking price is yours to set — we advise from what comparable homes actually closed at. If you price above that, we'll list it and show you what the market says in three weeks.

As a tenant, what do I pay you?

Your share of one month's rent, stated before you see the flat, payable only if you sign. On a purchase you pay us nothing at all.

Are your listings real?

Every one has been visited, measured and photographed by the manager whose name is on it, and comes off the site the day it's taken. We do not run bait listings to collect enquiries.

Do you handle new builder projects?

Yes, as a registered channel partner. You pay the builder's price — we're paid by them — and we check the RERA registration and the registered possession date before recommending anything.

Which cities do you cover?

Navi Mumbai, Mumbai and Thane. We open a city only once managers are hired and living there, so there is no waiting list we cannot service.

Who holds my deposit?

The owner does, directly — we never take custody of a deposit or rent. The amount and its return conditions are written into the registered agreement.
